Location & Comparables

The Location & Comparables section provides an interactive map and list of recently sold nearby properties to help estimate market value.

Use this article to estimate market value, validate deal pricing, and understand local activity before making an offer. The Location & Comparables section of the DealMachine Property Page gives you an interactive map and a list of recently sold properties near your subject property.

Where to find it: Open a property's Property Page by hovering its row in the Grid and clicking View (or find the property through Quick Search). On the Property Page, use the left Page Sections list to jump to Location & Comparables.

Summary cards

At the top of the section, four stat cards update in real time as you select or deselect comps:

  • Total Comps — count of all comps returned

  • Selected — how many you've chosen for analysis

  • Avg Price — average sale price of selected comps

  • Avg $/sq ft — average price per square foot

Comps map

The interactive map on the left shows comparable properties plotted around your subject property. The legend includes:

  • House icon — Subject Property (the property you're analyzing)

  • Green pins ($XXXk) — Recent Sales

  • Blue pins ($XXXk) — Older Sales

  • Dashed red circle — Search Radius

Click the Draw Area button at the bottom-left of the map to draw a custom polygon. Only comps within your drawn area will be pulled, which is useful for targeting a specific neighborhood or subdivision instead of a simple radius.

The Comparable Properties list

The list on the right shows all comparables returned for your search. Each card displays:

  • Property photo (click to open a full gallery)

  • Address and city/state/zip

  • Status badge (such as Sold or Active)

  • Sale price

  • Match score — how closely the comp matches your subject property's characteristics

  • Beds / Baths / Sq Ft

  • Price per sq ft

  • Lot size

  • Distance from subject property

  • Sold date

Click any card in the list (or any pin on the map) to select or deselect it. Selected comps are counted in the summary cards, letting you build a custom comparable set for your valuation.

Use the Sort dropdown to reorder the list by:

  • Match Score (default) — closest match to the subject property's characteristics

  • Distance — nearest to the subject property first

  • Price — highest to lowest

  • Date — most recently sold first

Comp Settings

Click the gear icon in the top-right corner of the Location & Comparables section to open Sales Comp Settings, where you can fine-tune what comps are returned:

  • Sale Timeframe — filter comps by how recently they sold: 3 Months, 6 Months, 12 Months, or All Time.

  • Matching Criteria — toggle each filter on or off and use the slider to set the acceptable range: Bedroom (match by a bedroom count range), Bathroom (match by a bathroom count range), Living Area in sq ft (match within a ± percentage of the subject's square footage), and Acreage (match within a ± percentage of the subject's lot size).

  • Property Types — select one or more types to include: Single Family, Townhouse, Condo, Multi Family, Apartment, Mobile Home, Vacant Land, or Other. Enable Match Property to automatically filter to the subject property's type.

  • Number of Results — choose how many comps to load: 15, 25, 50, 75, or 100. Higher limits may include less relevant comparables.

Additional options include Include Active Listings, Include Pending Sales, Include Foreclosures, and Maximum Listing Days on Market.
