Use this to send direct mail — a postcard or letter — in new DealMachine. Everything you need to launch a campaign is here: choosing recipients, building a sequence, reviewing the cost, and hitting launch.
Before you start
Fund your Wallet. Direct mail is paid from your Wallet (separate from your monthly data credits). Open Account Settings (initials or profile photo, lower-left) → Billing Settings → Wallet and add funds or turn on Auto-reload. See Funds and Wallet.
Have a return address ready. Every mail piece needs a return address, name, phone, and email — you'll set them during campaign setup. You can save multiple return addresses to your address book and pick one per campaign.
Know your audience. You'll choose whether the mail goes to the Property Owner (owner's mailing address on file) or the Current Resident (the property's physical address).
Where to start a campaign from
There are three ways to kick off a mail campaign:
From a search or saved list — best when you've already found the properties you want to mail.
From the Direct Mail app — open the Direct Mail app in the left sidebar and go to Campaigns. You'll pick recipients (Properties, People, or Lists) from within the builder.
From a single property — the fastest way to send one piece to one owner.
Sending mail to multiple properties
Select the properties you want to mail — either from your search results or a saved list. (If you started from the Direct Mail app → Campaigns, use the Properties, People, and Lists tabs to add recipients. You can mix sources in the same campaign — sets are merged and deduplicated by mailing address so no one gets the same piece twice.)
Click Actions.
Click Send Mail.
Choose your Audience: Property Owner or Current Resident.
Build your mailing sequence (see next section for detail). Choose a Design, set the Send Frequency and number of sends, and click + Confirm Step.
To add more touches, click + Add Another Step. You can have up to 5 steps per campaign. When you're happy, click Add Details.
Name your campaign and add an optional description so you can find it later.
Pick your Return Address from your saved address book. To add a new one, click Add new return address, fill in the form, and save.
Confirm your Contact Block — name, phone, email, QR link, and signature image. Most fields come pre-filled from your saved defaults; edits here apply to this campaign only.
Enter a website URL for the QR Code. If you leave it blank, scanners are prompted to dial your phone number instead.
Choose when to send: Now, Tomorrow, Next Week, Next Month, or Pick a date.
Review the Mail Campaign Details and Order Summary on the final page (details on cost below).
Accept the Review Confirmation. The button changes to Ready to Launch.
Click Save & Launch Campaign — you're done. If your schedule is "Now," it begins processing right away. If you picked a future date, the first send is queued for that day.
Heads up: if you add someone to a campaign who doesn't have a mailing address on file, DealMachine warns you so you can fix it before launch.
Sending mail to a single property
Open the property.
Click the three dots next to the star icon on the same line as the property address.
Click Send Mail.
Follow steps 4 through 14 above (Audience, Design, campaign details, timing, launch).
Building a multi-step sequence
A campaign can be one mail piece or a series of paced touches. As you build, DealMachine shows the running total duration of the sequence.
Click a design thumbnail to pick a published design.
Set the send frequency (days between sends) and number of sends for that step.
Click + Confirm Step when the summary line looks right.
Click + Add Another Step to add another design/frequency combination.
Reorder steps by dragging the design thumbnails.
Remove a step by hovering over its thumbnail and clicking the X in the top-right corner.
Maximum 5 steps per campaign.
Cost preview before you launch
The final review page includes an Order Summary that shows exactly what you're about to spend:
Total pieces — recipients multiplied by the number of sends across your whole sequence.
Unit price and total cost, broken out per step.
Scheduled Charges — if you have future sends queued, this shows exactly when each future charge will hit.
Mail is paid from your Wallet Funds balance — not from your monthly data credits. If your Funds balance is less than the total cost, you'll see two options: Reload now to top up, or Turn on Auto-reload so future sends never get blocked by an empty Wallet.
After you launch
Your campaign appears in the Direct Mail app → Campaigns. You can:
Pause or stop a campaign that hasn't shipped yet.
See recent activity and tracking on individual pieces.
Reload your Wallet mid-campaign — sending resumes automatically once funds are available.
Common issues
"My mail didn't send." Most common cause is an under-funded Wallet — check your balance at Billing Settings → Wallet and reload. Turning on Auto-reload prevents this recurring.
"The mailing address looks wrong." If you chose Property Owner, mail goes to the owner's mailing address on file (which may differ from the property itself). If you chose Current Resident, mail goes to the property address.
"Someone in my list has no mailing address." DealMachine warns you at recipient selection so you can remove them or add an address before launch.
"Can I stop a scheduled campaign?" Yes — open the campaign and pause or stop it before its next send. Pieces already handed off to the printer can't be pulled back.
"Can I change the design after I launch?" Not on pieces that have already shipped. You can edit a step's design for a future send inside the campaign detail view.
