DealMachine's property data comes from a national property-data provider, and we receive updated files on an ongoing basis (new files for most areas every business day). There isn't a fixed calendar per county, because how current each type of data is depends on how quickly each county and each MLS publishes their records.
Typical refresh timing
These are the ranges we usually see. They are typical, not guarantees, and can vary by county and by MLS:
Listing status (new listings, pending, sold, back on market): usually appears within about 3–7 days of the change.
Ownership / deed records and closed sales: these depend on when the county records the deed, and typically show up about 2–3 weeks after recording. Some counties run slower (around 4–5 weeks).
Mortgage records: these arrive with the deed data and follow the same 2–3 week timing (longer in slower counties). In some counties, mortgage coverage — especially for refinances — is less complete, so mortgage and equity details may be missing or out of date for certain properties.
Checking a specific property
If you're tracking a specific recent sale or listing that still hasn't appeared after about a month, send us the property address and we can look into that record directly. County and MLS publishing speed is the usual reason a very recent event hasn't shown up yet.
